Learn How To Choose A Rental Property

Posted by Alex Paterson

by Alex Paterson

Moving can be such a pain. There is so much to think about before finally signing a lease. Where do I want to rent, do I need a house or a flat, how much can I afford. These are important questions to ask yourself before you sign on the dotted line.

Choosing a location to rent can sometimes require a bit of thought. You want to live in an area that will make your life more convenient. Does that mean you want to rent a place close to your work, your family, or your favorite hangout? If these places are not near one another choosing where to rent can prove very difficult.

Living near your place of business will no doubt save you time and energy but what do you do if your friends and family live on the opposite side of town. In this case choosing a central location could better suite your needs. When choosing a location to rent you must look carefully at your life and choose a rent house or flat that will minimize the distance you must travel on a daily basis.

Now you know which part of town will fit your needs it is time to look into your crystal ball. Knowing what the future holds will allow you to decide if you should pay more for a house or save money with flat rent that will cost less for less space. If you are single you may want to rent a small flat but if you are considering marriage a bigger house could give you room to grow. As a couple you may want to rent a house with an extra room if the possibility of children is in the near future. The size of your rent house or flat needs to fit not just your current life, but how you want your life to be in the future.

The most important factor in renting any sized house or flat is how much you can afford. It is important to rent a home based on what you can afford now and not what you plan to earn in the future. You will never get ahead in life if you spend all of your money on housing. A good rule to follow is to try not to spend more than 25% of your monthly income on rent and never spend more than 30%. This will ensure that you will have money every month for daily expenses and hopefully a little left over for saving.

Finding the rent house or flat that is right for you might seem like a challenge but it is not a waste of time. By knowing what you can afford and where you need to live you will find a rent house that will feel like home. This will save you the hassle of searching for another rent house or flat, at least for the next several years.

How to Have a Bird-Friendly Garden

Posted by Gary Antosh

by Keith Markensen

Should you wish to attract all sorts of birdlife into your garden for the sheer pleasure of watching their antics, you must include some bird friendly features in your landscape. These are features that will attract the birds, not frighten them away. Here are a few ideas to assist you in your task.

Use Feeders to Attract Birds

Birds love to have a ready supply of food and a birdfeeder is a great way to achieve this. There are many types and styles of birdfeeders available. Some can be purchased online from petstores such as havahart.com. Obviously, you will need to purchase the appropriate seeds for the birds. Smaller birds love hulled sunflower seeds and millet. These feeders can be hung from tree branches around the garden or even from your patio if you have one.

Hummingbirds will be attracted to feeders that have a mixture of sugar and water and robins adore smaller seeds and dried fruit such as raisins.

Include berry producing plants

If you include plants that produce berries, you are sure to have birds visiting your garden. Any form of berry will attract a variety of birds, including those that we humans don’t consume such as hawthorn, mistletoe, honeysuckle vine and pyracantha. If you don’t mind sharing your produce with the birds, then blueberries, strawberries and cherries could be included. Birds such as robins, mockingbirds, bluebirds, sparrows and waxwings will come in their numbers to your garden.

Provide a supply of worms

Many meat eating birds will appreciate it greatly if you create an area that attracts worms. A damp spot where you place kitchen scraps (vegetable peelings etc, not meat) will encourage worms and serve a dual purpose of conditioning the garden soil as well as feeding these birds.

Set out a birdbath

Birds need a supply of fresh water from which to drink and to clean themselves and a bird bath is ideal. One that is around 1-2 inches in depth and above ground, to protect the birds from predators, is the best.

Have a garden pond

A garden pond will be another source of water for the birds as well as a home to turtles and frogs. Some birds prefer ponds to birdbaths because of the nature of the water.

Use wind breaking techniques

Windbreaks are vital in areas that suffer from extreme climates. This can be achieved by a sensible arrangement of trees, with taller deciduous trees at the very back. These will protect the middle sized trees which in turn will shelter the shrubs that are planted towards the front.

Help birds to build nests

Your birdlife will benefit from your efforts if you gather up some nest building material and placing them in piles or old onion bags where they can access them. Suitable nest building materials include lint, short threads of yarn, short hair, dried grass or hay, bird feathers and more.

Frighten away the predators

Ensure that potential predators such as stray dogs or cats are kept away from your small yard. You should ensure that your fencing is secure to prevent access to these strays. Keep your own pets enclosed to prevent them wandering through any of your landscaping accessories in your yard and frightening the birds. Put bells on the collars of your pets to warn the birds of their presence.

Even after you have done all these things, there is still no actual guarantee that birds will visit as it is dependent upon the types and numbers of birds in your area. Research the birdlife that is in your area and plan your landscape according to their needs.

How to Negotiate a Mortgage Loan Modification

Tags:
by Anthony Dean - The Feldman Law Center

The term “loan modification” relates to a change in the provisions of a present loan so as to enable a financially strapped borrower to pay it back after being in arrears for some time. Principal balance, interest rate or an extension of the terms are usually involved in a loan modification. In some cases a different type of loan or any mixture of the three. The lender may not be happy to offer a borrowed a loan modification unless they are at least four months in arrears on their mortgage repayments. Credit is destroyed by the time the lender or mortgage services is profiting from collecting fees and forbearance agreements

A Loan Modification ought to be done by a Law Office which will stop foreclosure.

A Law office can use modern law techniques to achieve the most aggressive results for the client. a lawyer understands State and Federal laws as well as lending regulations. an Attorney can threaten a recession of a loan or litigation that would cause a lender to refund ALL fees and interest paid through the loan in some cases of RESPA or TILA. While availing a home loan, in addition to going through the terms and conditions of the lender, you have to confer with loan modification firms too. They will prepare a package akin to a loan submission for the review and decision of the lender. Nevertheless, this will not allow the borrower to achieve the best results. Matters very well could get worse because one has disclosed information about themselves to the contributing party without being cautious and examining the whole situation. If the lender or brokering agent has twisted the conditions or even worse, perpetrated banking fraud, a Law Office can and ought to use the required means to bring thelender or brokering agent to their knees to alter the loan and forgive some of the capital amount. It is possible that a real estate Law Office can forestall house foreclosure by contacting the mortgage lender or servicing company and calling for a loan modification, extending the repayment date for up to 30 days.

There are reasons why a lawyer-based or Attorney-backed Loan Modification Company is better than a realty Attorney.

A Law Office that specializes in real estate law can negotiate a loan modification agreement to stop foreclosure and get their client affordable mortgage repayments. A loan modification with an Attorney is different from forbearance and in most cases a forbearance arrangement will require a borrower to bring in 100 percent of the unpaid installments. This is often hard to achieve for shelter owners who are right now overcoming their finances. A forbearance arrangement provides short-term relief for borrowers who have temporary financial problems, while a loan modification arrangement is a long-term solution for borrowers that normally will reduce the interest rate, change the conditions of the mortgage and may reduce principal balance a combination of all three.

Most householders are unacquainted with the term Loan Modification but that will not last long. What most people are coming to realize is that losing their home to foreclosure is becoming a real possibility. homeowners that never believed they could lose their home to foreclosure are being affected as Americans are facing an all time high foreclosure rate. Higher interest rates, fuel prices, and a slowing economy are all being experienced by homeowners. Refinancing your loan may be the only way to save your house from foreclosure.

Does Pet Insurance Make Sense For You And Your Pet?

Posted by Jim Hofman

by Jim Hofman

The emotional bond we share with our pets makes us want to do all we can for them. In exchange for all the love they give us, we want to ensure they live long, healthy lives.

Years ago, procedures like MRI’s, specialized therapy, and laser surgery were unheard of for pets. Now, these procedures are increasingly common as veterinary science continues to advance.

The Rising Cost of Keeping Your Pet Healthy

Much like the human health care sector, medical care breakthroughs result in higher costs for vets and pet owners alike. Conservatively, veterinary costs have risen over 60% in the past five years, per the American Kennel Club. Conditions that normally went undiagnosed and untreated are now becoming routine.

While veterinary medical advances extend our pet’s quality of life, the financial impact for pet owners cannot be overlooked.

One of our neighbors recently incurred a $2100 veterinary bill to treat his German Shepard’s hip dysplacia. Similarly, another friends cat developed a stubborn urinary tract infection, necessitating lengthy diagnostic and follow up treatment, to the tune of $1400.

Should You Consider Pet Insurance?

In Europe, pet insurance has been common for decades, but is relatively new to the United States and Canada. The main purpose of pet insurance is to reduce the financial risk of caring for your pet. Also, it eliminates the agonizing decision of having to choose between treating your pet’s illness or injury vs. your finances.

Just like health insurance companies, pet insurance companies differ in what they offer and cover. Some pet insurance policies will only pay for pets below a certain age. Others have numerous deductibles and restrictions, depending on multiple factors.

Anyone considering pet insurance should ask themselves this question: “Will I devote a reasonable amount of time and money to treat and heal my pet?”. If your answer is “yes”, you’re a good candidate for pet insurance. Sadly, many pet owners are forced to choose between finances and their pet’s health. Worse, other pet owners view their pets as disposable, and simply won’t treat the animal if it becomes too ill.

Typical Plans and Costs

Pet insurance plans cost basically the same for cats and dogs. Most start at $10 per month, with a nominal deductible, usually $50. Senior pets, if insurable, cost somewhat more, typically $25-$35 per month. At this time, we only know of one company that accepts senior pets, normally defined as age 8 and above.

Specifically, pet insurance covers illness and injury, although some plans do offer coverage or discounts for routine expenses like check ups, shots, etc. Most do not because it’s easy to budget for routine expenses vs. unplanned incidents.

Two Real Life Financial Examples

A business associate told us of his two beloved pets, 6 year old cat “Whiskers” and his 12 year old border collie mix “Diamond”. Whiskers was diagnosed with an ongoing respiratory ailment, and just a few months later, Diamond was found to have a malignant tumor and needed immediate treatment. Luckily, he had taken out pet insurance on both pets just months before Whiskers’ visit to the vet. With coverage through Instant Pet Insurance, he was paying $9.95/mo. for Whiskers and $29.95/mo. for Diamond, less a small multi-pet discount. All told, Whiskers veterinary bills totaled $1330, and Diamond racked up an $1100 tab.

He later told us he was reimbursed $1280 for Whiskers, and $900 for Diamond, accounting for a normal $50 deductible for an adult cat and a $200 senior dog deductible. Therefore, instead of an unplanned $2430 veterinary expense, his total cost was only $250.

Do Your Homework

There are a handful of pet insurers available to you. Do your homework and make sure the policy is right for you and your pet. For example, if you’re comfortable budgeting for routine annual expenses like check ups, shots, and flea preventative, there’s no need to pay a pet insurance company to cover routine expenses. Rather, look for a company that protects you from large, unplanned expenses.

Our experience as pet owners and animal lovers has shown us that most pets will require some form of unexpected medical treatment in their lifetimes. If it’s important to you as a pet owner to be prepared, consider taking out a pet insurance policy. Here are the main factors to consider:

Look for guaranteed acceptance, whether your pet is a kitten or a puppy or a senior pet. Also, if you’re comfortable with your vet, make sure the pet insurance policy gives you the freedom to go to any vet. Further, make sure your policy premium doesn’t increase as your pet ages. Last but not least, look for unlimited accident coverage. Accidents can happen at any time, particularly to pets.

Consider Plants For Your Landscape Design

Posted by Gary Antosh

by Thomas Fryd

The pivotal part of a landscape design is the choice of plants. This choice can either make the design successful or create a disaster, so it is vital that the plants be carefully chosen. The following questions should be considered when you are about to buy your plants.

What do you want the plants to do? Some examples are - aesthetic appeal, reducing noise, climate control, to provide a screen for privacy or to increase the value of the property. How big is the area you need to fill? What climate do you have in your area? This includes sun, shade, rain, snow and wind. Will your choice of plant thrive in your area? How much can you spend on the plants? How much will you be able to spend on the maintenance of the plants?

Types of Landscaping Plants

Trees

Trees are the most significant aspect of any landscape, as they not only provide the area with shade, they also prevent soil erosion and can be employed as wind breaks. The most popular trees used in landscaping are deciduous, weeping ornamentals (such as cherry) and fall foliage trees such as Japanese Maple.

Evergreens

An evergreen tree does not drop its leaves - it retains its beautiful foliage all year and as such is the “backbone” of a landscape design. The more commonly used evergreens are Fir trees, Junipers, Spruce, many varieties of Pine trees and Yew trees.

Bushes, Shrubs and Hedges

These are defined as plants that have a woody stem structure and grow up to six meters high. Unlike trees that have one or two main “trunks”, these have many stems that commence at ground level and then spread close to the ground. Bushes, shrubs and hedges can be “trained” to grow into certain shapes to add interest to the landscape. Boxwood makes an ideal hedge. Others that make interesting plantings are Alpine Currant, Barberries and Adam’s Needle.

Annuals and Perennials

These plants usually have short lives that are completed in one seasonal cycle, although perennials can continue through further cycles as they re-seed. In the right climatic conditions, perennials can continue to grow beyond the life span of their seeds.

Ornamental Grass

Ornamental grass, in addition to plants that require little attention such as the tough Aspidistra elatior, have become increasingly popular in modern landscape designs. The average height of ornamental grass is between six and fifteen inches, but they have many varieties of shape, color, size and texture.

Vines

Vines are climbers that require some form of support. This support can be in the form of a tree, other plants or a frame or wall. Vines can be used as an attractive cover on walls, but care should be taken as some can damage the mortar on brick walls. The vine can act as an insulator against high temperatures.

Ground Covers

These plants grow close to the ground and form a dense cover or they also grow surrounding a tree, such as the tough Aspidistra elatior, protecting the roots from any causes of soil erosion. They can be planted in place of grass and to prevent soil erosion.

There are a number of ways that landscaping plants can be bought. They can be “balled” plants (the roots are surrounded by soil and covered in burlap), packaged (the roots are wrapped in plastic, not necessarily with soil, but often with wood shavings), in containers or pots, bare-rooted or in “market” packs or punnets (ground covers, perennials and annuals).

How To Maintain Sprinkler System?

Posted by Pradeep Patel

by Bill Hayes

Though sprinkler systems can be beneficial, they can equally result in waste of water if not operated carefully. Therefore, always make sure that your sprinklers are working properly.

After installing your sprinkler system, it should run smoothly. So that it becomes easy for you to maintain the kind of lawn grass you want to develop.

When you initiate using your sprinklers, you may want some minor repairs and maintenance. If you manage your sprinkler system with some care, you will not have to bother about repair. You can pay close attention to your sprinkler system. And make sure that any type of weather condition does not affect it.

If it is spring, you may use your sprinkler system and bring greenery in your garden and landscaping. Just make certain that there is no threat of a frost happening.

In the same manner, when it is raining, you cannot make use of your sprinkler. You may utilize it before the harsh type of heat influences your landscaping.

Make sure the sprinklers are used properly when it comes to operating system. The time you turn the valve on, confirm that there is no chance for leakage. You can repair small breaks if required and avoid encountering a harmful leak in your yard one day.

Suppose your irrigation system runs with batteries, check them out and replace them if you feel so. Find out if you think sprinkler heads are leaky. Confirm that each sprinkler heads supply the lawn with the right amount of water.

You need to keep your grass and weeds well trimmed. Otherwise you will end up troubling operating sprinklers.

At last, as the season winds up you need to look after your sprinkler system from the coldness of winter. You can also pay attention to sprinkler maintenance in appropriate manner. This will help your lawn and garden look green and healthy. To evade greater sprinkler pitfalls, you can keep your system very-well maintained.

History & European Wall Tapestries

Posted by Stacy Mar

by Stacy Mar

The first tapestries, created from woven textiles, were made in the Middle Ages. The most common definition of a tapestry describes it as a thick fabric into which colored threads are integrated in order to form intricate designs. The specific labor involved in making a tapestry distinguishes it quite a bit from any type of embroidery.

During the Middle Ages, people used tapestries as curtains and around doors to keep out the cold. They were also used decoratively around the house and as bed canopies that would stop falling objects from dropping directly onto the bed. If the tapestry was large enough, it would cascade down the sides of the bed as well, providing additional privacy.

Those who could afford to live in mansions and castles used tapestries in order to separate some of the larger rooms into smaller living areas. Many were created as testaments to Bible histories and victorious battles. Very often, kings and others carried tapestries on their journeys in order to advertise their wealth. The exquisite and intricate designs woven into them made them highly sought after as works of art.

The process of creating a tapestry is a complicated and lengthy one. In the beginning a painter will sketch the design, called a cartoon. Then the weavers will extract the required dyes from plants and other sources and dye the threads to be used in the design. After all the treads are finally ready, a number of weavers will work together to complete the design. Sometimes it takes months to finish a square foot of tapestry for a skilled weaver. The tapestry weaving is a craft passed down from one generation to another. The tapestries were also of enormous size and some were known to be 20 feet high and 80 feet wide.

Fighting, hunting and landscapes scenes were most common among the designs. Some kings used to take artists along with them in wars and on hunts to make sketches that could be later used for the design in the tapestries. As the designs became more detail oriented and complex the desired amount of colors to be dyed for the threads rose to 300 different colors. This is when the tapestries began to look like paintings with frames.

Up until 1337, the best made tapestries came from France. While the Hundred Years War was waging, however, many Parisian weavers have to flee for their lives, and a great deal of tapestries were lost or destroyed. When the war finally ended in 1453, the tapestry business began booming again, and it continued unabated until 1789, the year of the French Revolution. Once again, war would lead to the destruction of many tapestries, this time for the gold and silver threads that could be found in them.

In 1801, weaver Joseph Jacquard revolutionized the production of tapestries with the invention of the Jacquard loom, which utilized a process involving punch cards. These cards allowed textile looms to operate more efficiently by controlling the weaving process. This allowed even less skilled workers to create some of the most intricate designs ever seen. While trained personnel were still needed to operate the looms, the process became much easier, and ordinary people were finally able to own tapestries of their own.

Museums all over the globe have displays of these decorative wall hangings. According to some, these are currently the most displayed type of art, and the tapestries carry enormous price tags. Even with the Jacquard loom, making a tapestry is still quite labor intensive, but they are becoming more affordable due to such weaving innovations.

Thanks to Joseph Jacquard, tapestries became easier to make and much more affordable. People were able to still make tapestries just as beautiful, but the cost of production had fallen sharply. This allowed for more people to be able to afford them and use them as decorative decor in their own homes. It is an easy and stylish way to display the most beautiful type of artwork. Enjoy one of your own today.

A Jade Plant For Your House Interiors

Posted by Gary Antosh

by Keith Markensen

Because they are easy to grow and extremely tolerant of a variety of conditions, jade plants are an ideal plant to grow indoors. They grow well in pots and are happiest in warm, dry conditions. They can tolerate long periods of dryness due to their succulent qualities and they do not require much in the way of fertilizer.

These plants will live for many years and can grow up to five feet tall, even when indoors. They are the perfect planting for a large, empty corner of a room, with their dark green leaves that are quite often edged in red. When they flower, they have clusters of pink or white flowers that are star shaped and these provide a lovely display.

To prevent disease and insect attack, they do require some maintenance, just like any other plant.

If the soil is allowed to remain dry for a long period of time, they will suffer from leaf drop. In contrast as well, if they get wet feet they will develop root rot. The soil should be kept moist during the warmer part of the year and there should be longer time intervals between waterings in the cooler months.

So long as these plants have well draining soil and a moderate and regular amount of water, they will thrive. The best soil for them is a cactus mix to which has been added organic matter. A good balance is 1 part sphagnum peat moss to 3 parts coarse sand.

Jade plants should be exposed to full sun, close to a south facing window, for periods of four hours or perhaps more. Ensure that the temperature is not too high, though - the best range is between 65-75 degrees F (18-24 degrees C). Jade copes well with night time temperatures around 50 degrees F (10 degrees C). If the plants starts to show browning of the leaves it should be moved to a spot where it gets less direct heat from the sun.

The feeding requirements of the jade plant are simple. It will only require some liquid fertilizer every three to four months. A standard fertilizer will be fine. Overgrowth is not common in jade plants and they don’t mind their roots being crowded. It is a good idea, though, to leave any feeding until after Winter, when the plant is dormant.

Mealybugs and spider mites enjoy snacking on many popular houseplants; and jade plants are no exception. Mealy bugs can be banished easily - just wipe the leaves with an alcohol-soaked cloth. Spider mites require a little more effort, but they can be brushed off from your beautiful houseplants when they are evident or sprayed if required.

Wiping the leaves with a wet cloth to remove any build up of dust is beneficial to the plant as it will help the plant to “breathe” through their pores, resulting in efficient transpiration. Dead leaves should also be trimmed to keep the plant looking healthy and to minimize disease.
